How it works
How leasing your property to us works
Handing your property over to someone else is a big decision, so here’s exactly what happens at each stage – and what we’ll ask of you. Nothing is agreed through the website. Any arrangement is agreed in writing, after we have spoken.
The idea in plain English
You lease your property to one of the companies in the M & C Smart Holdings Ltd group, trading as Smart Properties – which one depends on the area your property is in. We become the tenant, and we let the property on to the people who live in it. Some people call this “rent to rent”. You remain the owner. The details – who pays for what, how long it lasts, how it can end – go into a written agreement that you can read and take advice on before you sign.
- A first conversation. You tell us about the property using the short form or by phone. We’ll ring you, ask a few questions (what it is, where it is, how it’s let now, what’s prompting you to think about this) and answer yours. If we don’t think we’re the right people, we’ll say so.
- A viewing. We come and look at the property and talk through what’s there, what’s needed and what you’d like. We’ll ask to see the property’s papers, such as gas and electrical safety reports, the energy certificate and any licence that applies.
- Checks on both sides. If there is a mortgage, your lender will probably need to give permission. If it’s a leasehold flat, the freeholder or management company may have a say. Your insurer needs to agree to the way the property would be used. We’ll check the property is in a fit state and tell you what, if anything, would need doing first. We can’t give you mortgage, legal or tax advice, so please speak to your lender, insurer and a solicitor.
- Our proposal, in writing. If we both want to go ahead, we’ll set out in writing what we’re proposing. You can read it in your own time, ask questions, and take advice. There’s no pressure and no obligation.
- A written agreement. If you’re both happy, a written agreement is signed. It’s the agreement – not this website, and not anything said on the phone – that sets out what’s been agreed.
- Getting the property ready and running it. We prepare the property, find the people who will live there, and take on the day-to-day running as set out in the agreement. We’ll tell you how we’ll keep you informed.
What we’d ask from you
- Honest information about the property, its history and any problems
- Copies of the safety reports and certificates you have
- Details of any mortgage, insurance, tenants and leasehold arrangements
- A willingness to take independent advice before you sign
